An old village house with a small private walled garden and balcony-terrace, extensively renovated in 2005,
with 2 bedrooms (sleeps 3); 10km from sandy Mediterranean beaches.





THE HOUSE :
The house «Au Jardin» is situated at the end of a quiet 'impasse' in the centre of the old village, only about 50 meters from shops and the main village square. Easy access by car and one can park for a while (to unload suitcases and shopping for example). There are car parks nearby.


«Au Jardin» is on 3 levels with a total floor surface area of about 50m2. The house has been extensively renovated to create a light, prettily-decorated holiday home that combines the traditional charm of 'vieille France' with modern comforts. In front of the house there is a completely enclosed small courtyard-garden with high old walls, orange and lemon trees, bamboo, yucca, jasmine ...and a marble-topped bistro table and chairs for al fresco meals. On the first floor the living room has double 'French windows' that open onto a sunny small balcony (wide enough for a small table and chairs for a meal or just lounging in the sunshine) overlooking the garden. Free use of two 'Mountain' bikes.
Note : there are winding staircases - not suitable for small children or those who have difficulty with stairs.

The accomodation comprises :
Ground floor : Entrance through wide archway into garden and courtyard, with table and chairs and bbq. Entrance from courtyard through double-glazed entrance door into the well equipped fitted kitchen and dining area.Behind "Au Jardin" is a second courtyard and an outbuilding which belong to the house but are not normally used.
(The kitchen is equipped with a fridge with small freezer compartment, 4 burner gas cooking hob, small oven, coffee machine, kettle, and new automatic washing machine.)

First floor : A new wooden staircase leads up to the Living-room. There is a small TV (normal French channels), DVD player, a CD / cassette / radio for use by guests with a few CDs and maybe a few DVDs. The living room opens onto a south-facing balcony-terrace. On this floor also is a bathroom with shower (approx 90x80cm) and glass door, washbasin and WC. Heated towel rail. The bathroom has a small window.

Second floor : An old traditional staircase arrives onto a small landing, off which open the two bedrooms: one double bedroom with two windows and a second, smaller bedroom for one person, with a small window.

FLORENSAC, a wine-producing village near the coast, makes a good base from which to relax on the beach, visit historical towns and enjoy picturesque countryside. The village of just over 4700 inhabitants was probably founded by the Romans - it’s next to the Via Domitia, the ancient Roman road to Spain (the remains of a Roman bridge about 2km from Florensac can be visited). Florensac sits at the heart of the coastal river plain of the Hérault, surrounded by vineyards leading down to the Etang de Thau. This inland saltwater lake is separated from the sea by a long spit of sand. The local oyster and mussel beds produced here go well with the up-and-coming local wines, the study of which can be enjoyably pursued at the many caves cooperatives and privately-owned domaines. At Cap d’Agde, the long stretches of fine sand dipping into warm shallow waters are ideal for children and sunbathers alike. There are also numerous restaurants, a yachting harbour and other attractions.
The famous Canal du Midi passes through Beziers, then Agde, before crossing the Etang de Thau. and arriving in Sete.Behind the lush river valley of the Herault the rocky slopes of the ‘garrigue’ offer wonderful walks through a pungent carpet of wild thyme, rosemary and lavender and stands of wind-twisted pines shelter wild honeysuckle and figs. In spring the wild flowers are a botanist’s dream, from irises to bee orchids. Beyond rise the foothills of the Cevennes, with dramatic river gorges, and Lac Salagou ringed by dark red rock. To the east lies the Camargue, to the south Cathar castles and the Pyrenees, sometimes even visible from Florensac !

Florensac offers a good range of amenities (all within 100 meters or so) : 3 boulangeries, 2 small supermarkets, fruit and vegetable shops, fishmonger’s, butcher’s, newsagent’s, 3 estate agents, hairdressers, post office, chemist’s and medical centre, Take-away Pizzas, etc. There is a computer shop with internet access (Tues to Sat). There are also tennis courts, a twice-weekly market (Tuesday & Saturday), and 3 village restaurants. Agde and Pezenas are 15 minutes by car ; both offer a large choice of restaurants, shops and markets.

SPORTS : A wide choice from windsurfing and sailing to fishing, tennis, golf and riding.

NEARBY TOWNS :
AGDE : founded by the Greeks, the second oldest town in France. Excellent weekly market.
PEZENAS : a local centre of artists, craftsmen and antique dealers with many fine 17th century houses.
SETE : 30 km - picturesque, busy fishing port whose canals bordered by tall colourful buildings are evocative of Venice. Numerous canalside restaurants and bars.
BEZIERS : 21 km - historic old town with beautiful central promenade lined by plane trees.
MONTPELLIER : 48 km - vibrant university city. A regional centre of music and dance.
SPAIN is only 150 km (an hour and a half by car) - a feasible day trip to the Dali Museum at Figueras.

ON THE MAP : 48 km west of Montpellier, 6 km from A9 motorway (Agde /Pezenas - exit 34).

Apart from July and August, the house can be rented on a daily basis - (minimum 5 days - please ask for prices) and discounts of up to 35% are available for stays of 2 weeks or more.( Please note the price in pounds is for guidance only - the currency rates may vary)
A WINTER PRICE OF ABOUT £ 380 or 490 € per month + Electricity is possible - please ask for details..

BOOKING and PAYMENT :
Payment may be made in Euros or Sterling, by direct bank transfer. A non-refundable deposit of 25% is required upon booking and the remaining 75% to be paid 4 weeks before the arrival date. If the booking is made less than 4 weeks prior to arrival date, 100% payment must be sent with the booking. If the booking is cancelled less than 4 weeks prior to the arrival date, a refund of up to 75% can only be made if other clients book for the same period. A "caution" of 150 Euros (or £100), (against damages or cleaning in excess of normal) in cash or a cheque is payable upon arrival - this is normally held and returned at the end of the stay.

CHANGEOVER DAY : Apart from July and August, we have no fixed changeover day and will try to accomodate whatever day is best.
